Tenant Preflight ยท SideGuy
๐ข Tenant Journey Preflight
Map the approval chain, track move-in dependencies, and surface occupancy blockers before they become issues at handoff.
๐
Approval Chain
Every broker, vendor, and operator handoff is a potential delay. Map it before it matters.
- Is the lease fully executed with all addenda signed?
- Who are the broker(s) involved and is commission structure clear?
- Are all permit and inspection approvals confirmed?
- Have all required vendor agreements (janitorial, security, utilities) been signed?
- Is the property manager briefed on tenant expectations?
๐
Move-In Readiness
Track all pre-occupancy dependencies. A single missing item can delay a tenant launch by weeks.
- Certificate of occupancy in hand?
- Utilities transferred and active (electric, water, internet)?
- Access credentials (keys, fobs, codes) distributed to tenant contacts?
- Tenant improvement build-out complete and punched?
- Parking, loading dock, and common area access confirmed?

Occupancy Risks
Catch before handoff
These are the most common blockers that surface at the last minute. Review each before confirming move-in date.
- Is there any pending litigation or lien on the property?
- Are there any outstanding violations with the city or county?
- Is the prior tenant out and space fully vacated?
- Has insurance been confirmed (tenant and landlord)?
- Is there a contingency plan if move-in is delayed 1โ2 weeks?
๐
First 30 Days Post-Move-In
Most tenant issues surface in the first 30 days. A clean launch prevents a rocky relationship.
- Has the tenant received the move-in checklist / punch list process?
- Is there a 30-day check-in scheduled with property management?
- Are escalation contacts documented for maintenance and emergencies?
- Are rent payment methods confirmed and autopay set up?
- Has the tenant acknowledged and signed the move-in condition report?
